CRD Realty has been in existence since 2017. We are members of the Texas Self-Storage Association (TSSA) as well as the Texas Association of Campground Owners (TACO). Additionally, CRD Realty provides owners of self-storage and RV park assets with valuation services as well as competitor rates. We also provide guidance to buyers looking to acquire off-market properties. Through our industry specific tools, CRD Realty can target specific self-storage opportunities that match the buyer’s criteria and provide due diligence assistance to get the deal closed.
Our President and Broker, Ryan Dooley has been a licensed Texas real estate agent since graduating from Texas A&M in 2010. He has completed hundreds of commercial and residential real estate transactions since then. He is not only a licensed real estate broker, but he also has an MBA with a focus in commercial real estate finance. Ryan is also a licensed pilot and avid aviation enthusiast. In Ryan’s free time, he loves spending time with his children and wife of 10 years at their Montgomery, TX home.
Ryan is looking to expand CRD Realty’s self-storage & RV park commercial brokerage business by utilizing his experience and knowledge to assist owners with valuation, marketing, negotiations, disposition and/or acquisition of their next asset.
Karen was raised in the Clear Lake/Seabrook area of South East Texas, and eventually established roots in the LaPorte/Deer Park area to raise a family where she continued to be actively involved in the local school district and community for nearly 20 years. She is married and currently living in Montgomery County.
Karen’s career journey began in 1992 when she entered the field of industrial medicine administration. During her 14 years in this sector, not only did she develop a passion for the business side of operations, she learned how to cultivate solid client relationships in which she carried with her when she transitioned to family practice for the following 11 years.
At the onset of her real estate career in 2020, Karen’s focus was primarily on residential and commercial leasing and contract management. After examining what she enjoyed most in her previous occupational roles, she quickly discovered that her true passion is with commercial real estate. Ironically, Karen has always had a unique interest in self storage.
As a member of the National Association of Realtors (NAR), Texas Realtors Association (TRA), Platinum Houston Association of Realtors (HAR) member, and Texas Self Storage Association (TSSA), she is well-equipped with the knowledge and resources to guide her clients through the complex real estate market.
Karen’s 25 years of experience in business roles and client services have been a major contribution in her past and current success in real estate. This combined with the drive to embrace new challenges makes Karen Johnson an excellent partner for clients looking to invest in self-storage or RV park properties across Texas.

Ryan Dooley with CRD Realty has been one of the most fortuitus meetings for my companies. Since meeting in January 2020 he has worked with me on the pursuit of several self-storage opportunities. The first investment was a typical deal which came out for sale.
The next deal was one that I had always wanted to purchase and, after many months of contacting the owner, who was already under contract to sell it, when the current buyer fell out, Ryan was able to get the seller to simply write a contract with us without remarketing the deal.
Most recently, on one of Ryan’s best efforts, he bird dogged a deal which was next to a facility we currently own. This deal took quite some time and the seller was never really ready to sell. Then, as is always the case with Ryan, he made a fateful follow up call to the seller and he was ready to retire and sell the property. Because of his efforts a property which we could no longer expand, now has another 2.5 acres and we are already in the site planning stage.
To this day, he continues to pursue market and off market deals which will grow my portfolio. I am confident our next deal is just around the corner.
I have no doubt that he wants to help me. He wants to grow my business. He wants me to be successful. To that end, he helps in any way possible. From gather competitive prices, to phone calls, to proformas, and direct mail campaigns, there is nothing he won’t do in the pursuit of my goals.
And, while I have described deals we have closed, in truth, he has pursued many more deals that have not materialized. But, deal or no deal, it has never changed the way he approaches his commitment.
As for Ryan’s character, you will not find a more thoughtful, honest, trustworthy, and just generally good guy than him. I have come to know him as a God loving family man and I am honored to also call him a friend.
