Property Description

Conroe is a rapidly growing city located in the southeast portion of the great state of Texas.​ It is the seat of Montgomery County and a principal city in the Houston–The Woodlands–Sugar Land metropolitan area.​ It is about 40 miles north of Houston and 10 miles north of The Woodlands.​ As of 2019, total population exceeded 91,000 up from 65,000 in 2010, a 39% increase.​ From 2017 to 2022, the Lake Conroe area is expected to gain an additional 18,000 new residents and 221,947 new residents between the years 2025 and 2045.​

Additionally there are 83,037 new homes expected to be built within the Lake Conroe area between 2025 and 2045 coupled with an increase of 86,992 jobs.​ There are numerous attractions found in this city, however the main driver and destination of weekend traffic is the 22,000 acre man made Lake Conroe.​

Storage facilities in the area serve customers from a large territory.​ For boat & RV facilities the primary market area (PMA) might be up to a 30 minute drive to the facility which includes most of Montgomery County and a small part of Harris County.​ It is estimated there are up to 15,300 RV’s and 19,660 boats registered in the PMA providing ample demand for storage near the lake.​
